A valuation of the property you are buying/remortgaging will be required to assess the security offered for the loan. We offer the choice of either a basic valuation, which is for us to assess security only or a Homebuyer's Report, which gives you a more comprehensive guide to the condition of the property. If you want a full building survey, we will give you the names of a couple of surveyors on our panel who you can contact to negotiate a price.

Unless the mortgage product specifies otherwise, the fees for the basic valuation and upgrade to a Homebuyer's Report are:

For properties with an estimated value of over £2m, a fee will be negotiated. VAT is not chargeable on valuations/surveys. Once the Valuer has carried out the inspection, the valuation fee cannot be refunded. Mileage costs may be charged in addition to the above at the Valuer's discretion.

If your property is subject to a reinspection prior to release of the mortgage funds, a fee of £65 will be charged on this extra service.

If you are arranging a buy to let mortgage with Newbury Mortgage Services Ltd (a subsidiary of Newbury Building Society) add £25 to the basic valuation fee to cover rental assessment.

If you are arranging a commercial mortgage we will negotiate a valuation fee. Please ask us for details when you apply for your mortgage.
